According to The Digital Bits, you will be able to get the two trilogies in either theatrical version or extended editions, and include Dolby Vision and HDR10 High Dynamic Range. You will also benefit from Dolby Atmos sound, but what you do not get is The Hobbit high frame rate, as 4K UHD supports 60 frames per second (fps) instead of the 48 fps that Peter Jackson used for the movies.
